Do's & Don'ts For Buyers at Open Houses

DO look behind closed doors. Real estate agents have reported clients missing whole rooms because they skipped opening a door they thought was a closet. Storage space is a huge consideration when buying a home, so make sure you learn exactly what features the property has.
DON'T open dresser drawers. They're not coming with the house, so they're not your business. Opening drawers for kitchen cabinets and drawers and pantry cupboards doesn't fall in this guideline because those features would be yours if you decided to buy.
DO give feedback to the agent if asked. Nicely let the agent know why you aren't interested in the property. "I'm looking for a home with white baseboards," "The floor in the bedroom is damaged," or "The kitchen feels tight with the appliances where they are." These are all pieces of advice the seller's agent can pass on to the homeowner to improve the property for sale.
DON'T be mean. If you would never have a pink room, don't say, "Pink is such a tacky, princess color." Instead say, "The color palette isn't my taste." Be diplomatic, not harsh.
DO sign in. The seller's agent wants to track the prospective buyers who view the home. Plus, would you really want "strangers" walking all through your home? Let them know who you are. If you don't want the agent to follow up with you, omit your phone number or noted not to contact you.
DON'T bring your children with you. You want to have time to pay attention to the house and its features, not keep your kids from getting grabby with someone else's belongings. Plus, if the sellers don't have small children, cabinets and drawers might not be child proof.
While internet marketing is becoming the first look at properties for buyers, nothing beats seeing the home in person. Some buyers who are on the fence of putting down an offer on a home they saw online might end up going for it after see the house in person. In that way, open houses can be advantageous for buyers and sellers alike. (from
